From first call to photography-ready, usually in about six working days.

Short answer

The FixxNSell process has four steps: a free 45-75 minute walkthrough, a written plan ranking every recommended job by expected resale return with fixed line-item pricing, managed delivery by a single project manager working backwards from your photography date, and a final handover inspection before the photographer arrives.

Four steps, one point of contact, and a written plan you can stop at any point. Here is exactly what happens from the moment you call.

Step 1 – The free walkthrough

We attend the property, photograph every room and the exterior, and ask two questions: what price are you hoping for, and when do you need to be on the market. Then we walk the property looking for the gap between where it is and what that price requires.

  • Bring your agent if you have one, it makes the plan sharper

Step 2 – The ROI-ranked plan

Two to four days later you receive a written document. Every recommended job is listed with a fixed line-item price and a ranking by expected return on that spend. The cheap high-impact work sits at the top. The expensive marginal work sits at the bottom, clearly marked as optional.

You can draw a line anywhere on that list. Approving the top half and going to market is a perfectly good commercial decision, and plenty of our clients do exactly that.

Step 3 – We manage the trades

Once you approve, one project manager owns the job. They book the trades, sequence the work in dependency order, attend site, check quality and send you progress updates. You do not chase anybody.

  • Schedule built backwards from your photography date
  • Exterior work first, so surfaces have time to dry
  • Wet-area and electrical before surfaces
  • Paint before flooring
  • Final deep clean after the last trade leaves, not before
  • Staging last

Step 4 – Photography-ready handover

We walk the property with you before the photographer arrives. Anything that is not right gets fixed then, not after your listing photos are already taken.

What you actually have to do

Attend one walkthrough. Approve a written plan. Provide access. Attend a final inspection. That is the entire demand on your time.

And if we think you should not spend the money

We will tell you. Sometimes a property will sell as it stands, or the market in your area simply is not paying for the work being considered. Saying so costs us a job and keeps the relationship, which is the better trade.
