Services

Twelve pre-listing services, one contract, one project manager.

Short answer

FixxNSell offers twelve pre-listing services: full property preparation, deep cleaning and decluttering, junk removal, handyman repairs, interior and exterior painting, flooring, kitchen refresh, bathroom refresh, landscaping, pressure washing, curb appeal and home staging - all coordinated under a single contract.

Every trade a property needs before it goes to market, coordinated under a single contract. Take one service on its own, or hand us the whole property and deal with one project manager until the photographer arrives.

How to choose what you actually need

Sellers usually over-invest in one big job and under-invest in five small ones. The reliable order of return, in most markets, runs like this.

  • Deep clean and declutter – the cheapest work with the largest effect
  • Painting – the highest return per dollar of any surface work
  • Curb appeal and exterior washing – decides whether buyers click the listing at all
  • Handyman repairs – each unfixed defect invites a larger deduction
  • Flooring – restore before you replace
  • Staging – multiplies the value of everything above it
  • Kitchen and bathroom refresh – worth it as a refresh, rarely as a renovation

Questions about scope and pricing

How much does it cost to get a house ready to sell?

It depends far more on condition than on size. A presentation-focused preparation – deep clean, declutter, paint, small repairs, garden tidy and staging – sits at the lower end. Adding flooring, a kitchen refresh or a bathroom refresh moves it up substantially. You receive written line-item pricing before anything starts, and you can approve part of the plan rather than all of it.

Is the walkthrough and quote really free?

Yes. The walkthrough, the photographic condition report and the written ROI-ranked plan cost nothing and carry no obligation. We do this because sellers make better decisions with real numbers in front of them, and because a meaningful proportion of people who see the plan proceed with at least part of it.

Do I have to pay before the work starts?

Payment terms are set out in your quote and depend on the size of the job. Trade partners are paid by us, not by you, so you never handle multiple invoices. For qualifying projects we can discuss deferred arrangements at the walkthrough – ask us directly rather than assuming.

Will I get the money back when the house sells?

Presentation work – cleaning, paint, curb appeal, staging and small repairs – reliably returns more than it costs in most markets. Large renovations do not reliably do so before a sale, which is why we rank every recommendation by expected return and will actively tell you when a job is not worth doing.

How long does it take to prepare a home for sale?

A typical full preparation takes about six working days from the day you approve the plan. Single services are usually one to three days. Jobs involving flooring, a kitchen refresh or exterior painting run longer, and weather affects all exterior work. We schedule backwards from your photography date.

What actually happens after I make an enquiry?

We call you within one business day to understand the property and your timeline. We attend a walkthrough, usually within three to five days. A few days after that you receive a written plan with every recommended job priced and ranked by expected return. You approve what you want, or nothing.

Do I need to move out while the work is done?

Usually not. Most preparations are done around occupants, and we sequence work so you keep a functioning kitchen and bathroom for as long as possible. Staging is the exception – a fully staged home is difficult to live in normally, so we discuss partial staging where you are still in residence.

Can you work to my photography or auction date?

Yes, and that is how we build every schedule. Tell us the fixed date and we plan in reverse from it. If the timeline is genuinely too tight to deliver to standard, we will say so before you commit rather than after, and we will tell you what we would cut to make it work.
