Short answer
FixxNSell is a one-call home preparation service. We assess your property, rank every recommended job by return on investment, then manage the cleaning, repairs, painting, flooring, staging and landscaping through vetted trades - so the home is listing-ready in about six working days.
What we do
Pick one service or hand us the whole property. Either way you deal with one project manager and get one clear quote.
Furniture, styling and layout that make rooms photograph larger and feel move-in ready.
Learn moreA pre-listing clean that goes well past a regular service - inside cupboards, windows, grout and all.
Learn moreClear-outs for garages, sheds, gardens and full estate properties, sorted for donation where possible.
Learn moreThe list of small defects that buyers use to negotiate - fixed in one visit by one tradesperson.
Learn moreNeutral, buyer-friendly colour, cut in properly and finished to photograph clean.
Learn moreCarpet, timber, vinyl plank and tile - replaced or restored where restoration is the better spend.
Learn moreTargeted kitchen updates that avoid a full renovation while removing the dated look.
Learn moreRegrouting, resealing, tapware, vanities and screens - the fixes that remove the "tired bathroom" objection.
Learn moreHow it works
No chasing contractors, no juggling quotes, no surprise invoices.
We visit the property, photograph it and identify the work that will actually move the sale price.
You receive a written plan that ranks every recommended job by cost against expected return, so you decide what is worth doing.
Our vetted crews are scheduled, supervised and quality-checked. You get progress updates, not phone calls to chase.
Final clean, staging and photography-ready handover, usually within a week of approval.
Why sellers and agents choose us
One project manager owns the whole job. You never coordinate a painter, a cleaner and an electrician yourself.
We recommend work based on resale return, and we will tell you plainly when a job is not worth doing.
Every partner is background-checked, insured and paid on completion, which is why good trades stay with us.
We work backwards from your photography date, not from our own schedule.
Line-item pricing before anything starts. No variation invoices at the end.
Everything is judged against how it will look in listing photos and at the first open house.
For real estate professionals
Refer your seller once and we take the property from "not ready" to "photograph it tomorrow". You stay informed at every stage, your client thanks you, and the listing hits the market looking like the price you want for it.

What clients say
I had quotes from five separate trades and no idea what order to do anything in. FixxNSell gave me one list with prices and a ranking, I crossed off the bottom third, and they handled the rest. I was in the house the whole time and it was still less disruptive than the two jobs I organised myself last year.
I refer them because the listing comes to market looking like the price I appraised it at. The seller thinks I performed a miracle and I did not spend a single evening on the phone to a painter. The updates come without me asking, which is the part I did not expect.
What sold me was being told not to renovate the kitchen. Every other quote I got wanted to do it. They explained why it would not come back in this area and we spent the money on paint and floors instead. The house sold in under three weeks.

It depends far more on condition than on size. A presentation-focused preparation – deep clean, declutter, paint, small repairs, garden tidy and staging – sits at the lower end. Adding flooring, a kitchen refresh or a bathroom refresh moves it up substantially. You receive written line-item pricing before anything starts, and you can approve part of the plan rather than all of it.
Yes. The walkthrough, the photographic condition report and the written ROI-ranked plan cost nothing and carry no obligation. We do this because sellers make better decisions with real numbers in front of them, and because a meaningful proportion of people who see the plan proceed with at least part of it.
Payment terms are set out in your quote and depend on the size of the job. Trade partners are paid by us, not by you, so you never handle multiple invoices. For qualifying projects we can discuss deferred arrangements at the walkthrough – ask us directly rather than assuming.
Presentation work – cleaning, paint, curb appeal, staging and small repairs – reliably returns more than it costs in most markets. Large renovations do not reliably do so before a sale, which is why we rank every recommendation by expected return and will actively tell you when a job is not worth doing.
A typical full preparation takes about six working days from the day you approve the plan. Single services are usually one to three days. Jobs involving flooring, a kitchen refresh or exterior painting run longer, and weather affects all exterior work. We schedule backwards from your photography date.
We call you within one business day to understand the property and your timeline. We attend a walkthrough, usually within three to five days. A few days after that you receive a written plan with every recommended job priced and ranked by expected return. You approve what you want, or nothing.
