Flooring is the second-highest-impact pre-listing improvement after painting. Worn carpet and scratched timber make a home feel older than it is. In many properties, restoring existing timber or replacing carpet in only the visible rooms delivers most of the benefit at a fraction of the cost of a full replacement.

Floors run through every photograph of the interior. Worn carpet, gapped boards or cracked tiles date a home instantly, and unlike a wall, they cannot be fixed with a coat of paint.
Solid timber floors that look finished are often restorable. Sanding and resealing costs materially less than replacement and produces a better result than a new floating floor over the top. We assess this honestly, because recommending replacement when restoration would do is the easiest way to waste a seller’s money.
Buyers form their impression in the living areas, the main bedroom and the kitchen. Replacing carpet in those rooms and leaving a rarely-used fourth bedroom is a legitimate strategy when budget is tight, provided the transitions are handled properly.
