Why the photographed report matters
Bond disputes are decided on evidence. We photograph every item we complete and every pre-existing defect we find, and you receive that as a dated record. It has saved landlords more in disputes than the clean itself cost.
Preparing a rental for sale is different
A tenanted property being sold has competing interests: the tenant lives there, the buyer needs to see it well, and you need access. We work around occupied properties routinely and we deal with the tenant respectfully, because a hostile tenant will cost you far more than any presentation gain.

Common questions
How much does it cost to get a house ready to sell?
It depends far more on condition than on size. A presentation-focused preparation – deep clean, declutter, paint, small repairs, garden tidy and staging – sits at the lower end. Adding flooring, a kitchen refresh or a bathroom refresh moves it up substantially. You receive written line-item pricing before anything starts, and you can approve part of the plan rather than all of it.
Is the walkthrough and quote really free?
Yes. The walkthrough, the photographic condition report and the written ROI-ranked plan cost nothing and carry no obligation. We do this because sellers make better decisions with real numbers in front of them, and because a meaningful proportion of people who see the plan proceed with at least part of it.
Do I have to pay before the work starts?
Payment terms are set out in your quote and depend on the size of the job. Trade partners are paid by us, not by you, so you never handle multiple invoices. For qualifying projects we can discuss deferred arrangements at the walkthrough – ask us directly rather than assuming.
Will I get the money back when the house sells?
Presentation work – cleaning, paint, curb appeal, staging and small repairs – reliably returns more than it costs in most markets. Large renovations do not reliably do so before a sale, which is why we rank every recommendation by expected return and will actively tell you when a job is not worth doing.
How long does it take to prepare a home for sale?
A typical full preparation takes about six working days from the day you approve the plan. Single services are usually one to three days. Jobs involving flooring, a kitchen refresh or exterior painting run longer, and weather affects all exterior work. We schedule backwards from your photography date.
What actually happens after I make an enquiry?
We call you within one business day to understand the property and your timeline. We attend a walkthrough, usually within three to five days. A few days after that you receive a written plan with every recommended job priced and ranked by expected return. You approve what you want, or nothing.
