For Real Estate Agents

Refer the listing, keep the relationship, skip the coordination.

Short answer

Real estate agents refer a listing to FixxNSell, the seller contracts directly with us, and we take the property from its current condition to photography-ready by the agent's chosen date. The agent carries no liability, handles no money, and receives progress updates at each stage.

You already know which of your listings would sell faster and higher with two weeks of work. The problem has never been knowing – it has been who manages it, who fronts the cost, and whose weekend disappears chasing a painter.

What referring a listing to us looks like

  • You introduce us to the seller, or send us their details with permission
  • We do the walkthrough and produce the ROI-ranked plan
  • The seller approves and contracts directly with us – you carry no liability and handle no money
  • You receive progress updates at each stage without asking
  • We hand the property over photography-ready on the date you set

Why agents keep sending us listings

The listing goes to market looking like the price you quoted at the appraisal. The seller has a better campaign and a better experience, and they associate that with you. And you did not spend a single evening coordinating trades.

We work to your dates, not ours

Photography date, first open, auction date – tell us the fixed point and we schedule backwards from it. If the timeline is genuinely too tight to deliver properly, we will say so before you promise it to the vendor rather than after.

Appraisal support

If it helps you win the listing, we can attend the appraisal with you and give the seller an indicative preparation figure on the spot. Sellers respond well to a specific number attached to a specific plan, and it makes the higher appraisal price credible.

What we ask of you

Introduce us honestly, do not promise timelines you have not checked with us, and tell us when the campaign strategy changes. That is the whole arrangement.

Common questions

How much does it cost to get a house ready to sell?

It depends far more on condition than on size. A presentation-focused preparation – deep clean, declutter, paint, small repairs, garden tidy and staging – sits at the lower end. Adding flooring, a kitchen refresh or a bathroom refresh moves it up substantially. You receive written line-item pricing before anything starts, and you can approve part of the plan rather than all of it.

Is the walkthrough and quote really free?

Yes. The walkthrough, the photographic condition report and the written ROI-ranked plan cost nothing and carry no obligation. We do this because sellers make better decisions with real numbers in front of them, and because a meaningful proportion of people who see the plan proceed with at least part of it.

Do I have to pay before the work starts?

Payment terms are set out in your quote and depend on the size of the job. Trade partners are paid by us, not by you, so you never handle multiple invoices. For qualifying projects we can discuss deferred arrangements at the walkthrough – ask us directly rather than assuming.

Will I get the money back when the house sells?

Presentation work – cleaning, paint, curb appeal, staging and small repairs – reliably returns more than it costs in most markets. Large renovations do not reliably do so before a sale, which is why we rank every recommendation by expected return and will actively tell you when a job is not worth doing.

How long does it take to prepare a home for sale?

A typical full preparation takes about six working days from the day you approve the plan. Single services are usually one to three days. Jobs involving flooring, a kitchen refresh or exterior painting run longer, and weather affects all exterior work. We schedule backwards from your photography date.

What actually happens after I make an enquiry?

We call you within one business day to understand the property and your timeline. We attend a walkthrough, usually within three to five days. A few days after that you receive a written plan with every recommended job priced and ranked by expected return. You approve what you want, or nothing.
