Estate & Executor Services

Full property clearance and preparation for executors, handled discreetly and on your timeline.

Short answer

For deceased estates, FixxNSell clears and prepares the property for sale on the executor's timeline. Items the family wants kept are boxed and set aside before anything is removed, usable goods are donated with receipts, progress photographs are sent every second day so remote family can follow along, and the estate receives a single invoice.

Preparing a family home for sale after someone has died is not a normal renovation job, and we do not treat it like one. It is a scheduling and communication job carried out in the middle of something difficult.

How we handle it

  • Nothing is removed until the family has been through it. Items to keep are boxed, labelled and set aside first
  • Usable furniture and goods are offered to charities, with receipts where they are issued
  • Documents, photographs and anything that looks personal is set aside for you rather than binned
  • Progress photographs every second day, so family in other cities can follow along without travelling
  • No skip parked out the front for a fortnight

Working to a legal timeline

Executors often have a date they are bound to, not a date they chose. Tell us the deadline at the start and we will tell you honestly whether it is achievable. If it is not, we will tell you what could be cut to make it work rather than promising and failing.

What the work usually involves

  • Full property clearance
  • Deferred maintenance and a defect list, often decades of it
  • Interior repaint and flooring
  • Bathroom and kitchen refresh where the room is unsaleable as it stands
  • Garden reclamation – these gardens are often badly overgrown
  • Deep clean and staging for the campaign

One contact, and a single invoice for the estate

You deal with one project manager and receive one invoice, which makes estate accounting considerably simpler than reconciling eleven trade invoices. We can also invoice the estate directly where the solicitor prefers that.

A note on advice

We will tell you when work is not worth doing. Estates are frequently over-prepared out of a sense of duty to the person who lived there, and money gets spent that the sale will not return. We would rather be honest about that.

Common questions

How much does it cost to get a house ready to sell?

It depends far more on condition than on size. A presentation-focused preparation – deep clean, declutter, paint, small repairs, garden tidy and staging – sits at the lower end. Adding flooring, a kitchen refresh or a bathroom refresh moves it up substantially. You receive written line-item pricing before anything starts, and you can approve part of the plan rather than all of it.

Is the walkthrough and quote really free?

Yes. The walkthrough, the photographic condition report and the written ROI-ranked plan cost nothing and carry no obligation. We do this because sellers make better decisions with real numbers in front of them, and because a meaningful proportion of people who see the plan proceed with at least part of it.

Do I have to pay before the work starts?

Payment terms are set out in your quote and depend on the size of the job. Trade partners are paid by us, not by you, so you never handle multiple invoices. For qualifying projects we can discuss deferred arrangements at the walkthrough – ask us directly rather than assuming.

Will I get the money back when the house sells?

Presentation work – cleaning, paint, curb appeal, staging and small repairs – reliably returns more than it costs in most markets. Large renovations do not reliably do so before a sale, which is why we rank every recommendation by expected return and will actively tell you when a job is not worth doing.

How long does it take to prepare a home for sale?

A typical full preparation takes about six working days from the day you approve the plan. Single services are usually one to three days. Jobs involving flooring, a kitchen refresh or exterior painting run longer, and weather affects all exterior work. We schedule backwards from your photography date.

What actually happens after I make an enquiry?

We call you within one business day to understand the property and your timeline. We attend a walkthrough, usually within three to five days. A few days after that you receive a written plan with every recommended job priced and ranked by expected return. You approve what you want, or nothing.
