What a full preparation actually looks like

You have one walkthrough with us. A few days later you receive a written plan: every recommended job, what it costs, and what we expect it to return. You approve the parts you want. From that point you deal with one person until the photographer arrives.

Ranked by return, not by what we would like to sell you

The plan is ordered by expected resale return per dollar, which means the cheap high-impact work sits at the top and the expensive marginal work sits at the bottom. Plenty of sellers approve the top half and stop, and that is a legitimate outcome. We would rather you spend less and trust the advice.

Working backwards from your photography date

The schedule is built in reverse. Photography date, then staging, then final clean, then trades in dependency order – paint before flooring, wet-area work before both, exterior washing early enough to dry. Getting the sequence wrong is what turns a one-week job into a three-week one.
