FixxNSell exists because preparing a home for sale is a coordination problem disguised as a renovation problem. Most sellers know roughly what needs doing. What defeats them is booking nine trades, chasing four quotes each, and sequencing it all around a listing date that will not move.

What we actually are

We are a home preparation company, not a renovation company and not a staging company. We assess a property, rank the work by what it will return at sale, and then manage every trade required to deliver it. Our own people do the assessment, the project management and the quality control. The physical work is done by a vetted network of trades we have built and paid properly for years.

How we decide what to recommend

Every recommendation is measured against one question: will this change what a buyer is prepared to pay, by more than it costs? That question rules out a surprising amount of work that sellers assume they need, and it rules in cheap items that sellers routinely skip.

• Presentation work almost always returns more than structural work before a sale
• Paint, floors, cleaning and curb appeal outperform kitchens and bathrooms per dollar in most markets
• A defect list left unfixed invites a larger deduction than the repair would have cost
• Some work is better disclosed than done, and we will say so

How we treat trades

The quality of any project management business is the quality of its trade network, and trades stay where they are treated well. Our partners are insured, background-checked and paid on completion rather than in sixty days. That is why we can get good people at short notice when a listing date moves.

What we will not do

We will not recommend work we do not believe returns its cost. We will not quote a figure and then invoice a larger one. We will not put a cosmetic fix over a defect that should be disclosed. And we will not take a job we cannot deliver by your photography date – we will tell you it is too tight instead.
